High Rise Condos in Vegas

Does anyone here live in one of these condos or used to live in one of those condos in vegas? I saw a thread about this in a subforum here and someone mentioned how the HOA fees are ridiculous... like its basically rent prices or even more. Such as you could rent a 1 or 2 bedroom place in vegas for 900-1300... is that the rent price avg in vegas these days? but these high rises... the HOA fees are around at price or even higher?

What surprised me at first was how some of these high rises, the prices didn't seem so bad for a studio or 1 bedroom or even 2 bedroom. Like a 250k high rise but then... you read about those HOA fees which are basically rent prices. So not only do you have that pay that price for the high rise or as most ppl pay a down payment and pay a mortgage, you gotta pay the HOA fee which is basically rent price.

Does anyone here live in these places and can offer their experience/opinion? My first thought was these are so nice because its a luxury hotel with security and everything... and you live there as a high rise which seem pretty sweet. I remember people said Vdara is very nice because its right next to Aria. I remember many years ago when poker was popular, they had those poker cribs where you see guys like Antonio Esfandiari and Andrew Robl show their cribs and it was one of these nice high rises. Obviously, Antonio doesn't live there now since he has a family and kids. But it seem like if you are a single guy or even older single guy, these seem to be pretty nice?

So some youtube channels seem to be talking a lot about these rentals. The MGM signature studio units seem to look like hotel units which probably isn't appealing to most people right? The HOA, they seem to advertise to be under $600 but that is the smallest unit. With property taxes, insurance and everything, how much does it come out to a month then? If you pay for everything, you still have to pay approximately $1100 a montr or so right? They also seem to advertise palms place a lot but that is further from the strip.

Lot of comments all seem to say avoid Veer as it's overpriced and if you have a vehicle, well you have to valet. Other comments say avoid allure because that location is not good because it's close to circus circus?

But isn't the meridian which is a mid rise condo close to the strip probably one of the better places then? The website shows a 2 bedroom furnished for 2000-2400 a month doesn't seem that bad if you rent it with another person. If average rent is 1500 a month for a 1 bedroom in vegas... then isn't a 2 bedroom for 2000-240k at meridian really good then? They advertise 1 bedroom for like $1800 or so. Also if you buy one, the HOA doesn't seem that bad compared to the strip high rises? Meridian seems like the best place if you want walking close to the strip then right? I can't imagine there being any 2/5NL or 5/10NL regs that live at veer or panaroma right unless they bought it years ago and paid it fully off and just pay the HOA?

Depends on personal preference. I've spent months in those units and generally liked it.


You stayed there for a short term rental like a few months? How much did you pay a month? The MGM signature studios to me looks like a hotel and not like a condo.

So it seems like the high rise condos like veer and panoroma, not only does it have a high HOA, the taxes are pretty high as well it seems. With HOA and taxes and everything, seems like it's at least $1400 a month minimum?

The thing is does anyone have experience with meridian condos? 2 bedroom for 2000-2400 seems really good especially since a 1 bedroom is on average 1500 there these days?

It's a condo-hotel. That means it's legally a condominium but operated like a hotel.

Not sure why you keep asking the same questions over and over.

Look at a picture of the Meridian next to one of Veer or MGM Signature and try to figure out on your own why one was very expensive to build and the other one wasn't.
